CURRENT FEATURESAs a courtesy to our clients, we routinely submit notices to these firms regarding the importance of positive surface water management and we wish to extend the following observations and comments to others who are visiting our website. It is has been our experience that many site problems could have been minimized, if not eliminated, by the incorporation of positive surface water management during the construction and/or post construction phase of development. In our opinion, it is essential that all surface water as well as roof water runoff accumulations be managed in such a manner that these waters are not allowed to infiltrate any foundation areas or collect in structurally sensitive areas wherein a saturated condition jeopardizes the site integrity. This is particularly true during the late winter to spring months of the year when greater rainfall accumulations may be anticipated and the overall site conditions are generally the most sensitive. Water runoff accumulations can result in excessive erosion and/or an unstable subsurface condition to the extent that potential excessive settlements of structures or landslides can occur as a direct result of this saturation. Experience indicates that serious structural problems as well as property damage and potential bodily injury can be minimized if positive water management practices are implemented during construction and maintained at all times in the future. It is the responsibility of the site development engineer, contractor and developer to insure that these waters are managed in such a way that they are always directed away from the structures or potential slopes. |
